Beachfront Land in Progreso, Yucatán.
Progreso, located in the state of Yucatán, is a coastal area traditionally recognized as a cargo port. Situated near Mérida—widely regarded as Mexico’s safest capital city—it has become increasingly attractive in recent years. Mérida has welcomed thousands of people and enterprises migrating in search of a quieter, more peaceful lifestyle. As a result of this migration, Progreso, with its stunning beaches and natural attractions is the weekend getaway for the new inhabitants and has emerged as a newly discovered tourist destination.
Consequently, Progreso and its surrounding areas are poised to become Mexico’s next major tourism hotspot.
Yucatán 1.
1.- 80,000 sqm lot. (Visited)
Located at Hunucmá.
400 m Gulf of Mexico front.
1 hr 25 min from airport.
$20,000,000 USD.
This property stands out as my top choice in Yucatán. Its location, size, and the beauty of its beach make it an ideal candidate for a Silversands development.
While there are a few considerations to address—such as the 9-kilometer rural road leading to the property and the excavation on-site—these are manageable. With electricity already available and the road adequately prepared for future development, this property remains the best option.
Please refer to the videos for additional details.
I have decided to leave the next three videos as they were recorded, in order to be as faithful as possible to what I saw and describe.
In the next video he is explaining to me how we are standing on the perimetral barrier created with the excavated soil, so the material is there to be used.
Gulf of Mexico recorded from the artificial hill.
Yucatán 2.
2.- 42,000 sqm* flat lot. (Visited).
Located at San Crisanto.
173 m Gulf of Mexico front.
1 hr 15 min from airport.
$8,650,000 USD.
The key features of this lot include its proximity to the airport—making it the closest option I identified—and the fully paved road leading directly to the property’s entrance.
Additionally, the lot offers a flat surface, though it’s worth noting that all properties I evaluated share this characteristic.
The factor that positions this property as my second choice is the risk of seaweed accumulation during heavy rain—a detail that was scarcely noticeable in the first property—along with the water color. While the sea offers the crystal-clear reflection one expects from the Caribbean, its hue appears more yellowish at a distance. This could be perceived as exotic, but it lacks the classic blue-green-turquoise tones typically associated with the region.
Yucatán Alternative.
42,000 sqm lot.
Located at Hunucmá.
150 m Gulf of Mexico front.
1 hr 25 min from airport.
$6,000,000 USD.
This lot is located 1 km away from property number one. I found the advertisement at the site, so I asked for information but didn´t have the opportunity to visit.
I include it as an option, with the understanding that a visit would be necessary to verify its characteristics.
